Craving Mexican?

I think in Houston you can find a dry cleaners, nail salon and Mexican resturant in every strip center. When I have buyers from out of town I usually point out our favorite places to eat so they have a starting point. If I counted how many times in a month we ate at Hacienda Guanajuato it would be too embarrassing to admit. The Rozier Team has frequent team meetings over a basket of warm chips and a rapidly emptying bowl of green sauce.

Hacienda Guanajuato started out as La Finca, a rapidly growing chain in Houston and for some reason the owners changed to the current name. Regardless of the reasons why, I now claim it is my favorite Mexican food in Katy or even Houston for that matter.  My dad is a fan of mole, which can be found on the menu. He judges the quality of a resturant by their mole. He gives this one two thumbs up!


Chicken Mole Enchiladas
My favorite by far is the cheese enchiladas! I used to request they be doused in queso (cheese sauce) rather than the gravy the come with. However, recently I crave them just as they are.

My mom LOVES the charro beans, except when the come with too much bacon. She will almost always trade her rice for an extra serving of charro beans.

Gardening in South Texas

I (Elizabeth) bought my first home a two years ago. Since then I have been amazed at the knowledge that has slowly come from home ownership. I am not handy and therefore claim no expert knowledge on anything but my "novicness". That's right, I am an expert novice home owner. I think the one thing I am having the most fun learning is about lawn maintenance. I never thought I would enjoy (probably not the best descriptive I could use) yard work, but the more I actually see the fruits of my labor the more I enjoy it. Making things grow...ok, planting the seeds and GOD making them grow...has been fun.

Despite my ability to make my front yard beautiful, I have a finicky backyard. It is patchy, with multiple kinds of grass, bare spots, way too many trees and loads of tree roots. The previous owners, bless their hearts, planted TEN (that's right TEN) trees in my small back yard. I have given away three but I have two more that need to be passed along to another yard less, um, crowded, than mine. (If you want them you are welcome to come dig them up).  In addition, I need to remove a tree that has roots bee-lining to my foundation. Already my a/c is tilting...a no, no for a/cs.  Last year, in an attempt to try and make the St. Augustine more abundant, I laid the sod all by my lonesome. I was very hard work and the grass actually died despite being watered regularly. I treat my front yard the same as I treat my back and still the results vary. My front yard has turned into a full, thick and green lawn and my back is scraggily.

This spring I am declaring war! I have learn some lessons through my failures, properly researched grass, and have printed out Randy Lemmon’s fertilization schedule and attached it to my garage wall! I will win the battle and my sparse lawn will be lush and green by the end of the year!!!

I recommend you doing the same. The condition of your lawn impacts the value of your home, the condition of your foundation and your mental attitude towards your house…not to mention your neighbors attitude toward you.  I recommend doing some research for yourself. My dad recommended that I use Randy Lemmon (KTRH 740's Gardenline) as a guide. He specifically discusses Houston/ South Texas lawns, so it is specific to our climate and grass types. Did I mention he is an Aggie (WHOOP)!!! I will soon be a Lemmonhead!
I would like to know from my thousands of readers (one can hope can't they?) what solutions you have found to lawn growth and maintenance?

The RozierTeam In Texas Monthly (Houston Edition)

The RozierTeam with Keller Williams Premier Realty Katy will be featured in the June edition of TEXAS MONTHLY as a Five-Star REALTOR® in the Houston area.  An independent marketing firm, QMI Research, sent out approximately 96,000 surveys to home buyers and sellers who closed on a transaction between November 2009 and November 2010 asking about their experience and about the REALTOR® that worked with them.  An additional 20,000 surveys were sent to TEXAS MONTHLY subscribers and 10,000 to various lenders in the real estate industry.  The results were compiled and the nominated agents were interviewed.  The agents featured in the article represent less than 7% of all licensed agents in the Houston area.

Sprinkler System Check

Lately I've been fortunate enough to be busy. One thing I've been noticing is most of the sprinkler system's anti-siphon valves are broken due to this past winter's freezes. Most homeowners wrap their exterior pipes but they forget to insulate the sprinkler main anti-siphon valves. On most of homes that I have inspected, the main sprinkler valves are compromised. The actual anti-siphon valve system is made of plastic so it is easy to damage. Homeowners:  make sure the main shut off and on valves and anti-siphon valves are leak free now before your sprinkler system gets its usual workout this spring and summer. The valve assembly is not expensive should you find it damaged. If you are a homebuyer, have the entire sprinkler system inspected to insure it is functioning properly.

2011 Houston Market Update and Forecast

Mark Twain once famously wrote the “…report of my death was an exaggeration.” Much the same could be said about the real estate market in recent years. The Mark Twain statement was occasioned by the serious illness and subsequent recovery of a cousin who was mistaken by many to have been Mark Twain himself. To be sure the parallel with the real estate market in the U.S. is equally true. It has been most definitely been ill, although it would not seem to have been a fatal illness. Here is some information you may find interesting.


Nationally existing home sales declined over 4.8% last year compared to 2009. This is a gain of 4.9% in homes sold nationally in 2009 versus 2008. Houston experienced a similar situation in 2010 with a 5.7% decline in the number of single family homes sold in 2010 versus 2009. To be sure, the numbers show that the number of existing home sales is still declining across the U.S. However when you look at the prices homeowners received for the sale of their homes in 2010, there is good news. Nationally the average home sales price rose 1.9% to $220,000 while in the Houston area the average price rose 4.0% over 2009 to $211,765, nearly twice the national average. This disparity was particularly apparent in December 2010 when the average Houston home sales prices increased over December 2009 by 2.2%.

At the same time the month’s inventory number increased by 25.9% in December 2010 to 7.5 months as compared to December 2009’s number of 5.2 months. Month’s inventory is the number of months it would take to deplete the housing inventory based on the previous 12 month’s sales activity. Normally a high month’s inventory number will put downward pressure on prices as it represents increased supply. Nationally the month’s inventory number is 9.4.

So what does all of this mean, particularly to those of us here in Houston? While it’s far from conclusive, it appears that the national market is converging on the Houston market. Over the last few years the national market has taken a major beating. At the same time the Houston market has fared much better than the national market. As the national market improves it is beginning to resemble the historically better Houston market. In other words, the two markets seem to be converging on each other. This would be good news for the national market since Houston as a whole didn’t experience the depths of the decline in real estate many areas of the country did. At the same time, since Houston, and Texas in general, were among the last areas of the country to slide into the recession they should be among the first to climb out. In fact this is happening as we speak. A major sign that an economy is growing is job creation. Houston’s job creation engine is running far ahead of the national engine, thanks in large part to the oil and gas industry. So when you are tempted to really complain about the high cost of gasoline, remember the oil and gas industry may be the reason you have a job.

The South Katy area (south of IH-10) continued to be a bright spot in the Houston area, primarily due to demand in Cinco Ranch and surrounding subdivisions. Sales prices in this area increased 3.5% despite a decline of 3.2% in the number of homes sold. One significant reason for this is a relatively low inventory of available homes. By the end of 2008 there was only 4.1 months of inventory available. This is only slightly above 2009 levels, although inventory numbers are beginning to creep up. This also represents levels typically associated with a Seller’s market. Unfortunately the market is not behaving like a Seller’s market. We believe that this is because buyers believe it is a Buyer’s market and in this case perception is reality.

As we look forward to 2010, what can we expect? At the beginning of 2009 many economists predicted a rebound in the second half of the year. Obviously this did not occur. Of course this is no surprise as economists are usually wrong to one degree or another. As the economy rebounds the national real estate market should continue to increase. I for one am not willing to forecast the turnaround of the national economy. Still mortgage rates are at record lows, which has positively affected the affordability for home buyers. Coupled with relatively low inventory levels it would not take a huge uptick in demand to see the market strengthen considerably.

Katy ISD - Katy Folk Life Festival 2011

I love all things local so I like to stay in tune with the local events going on in Katy. I am not a native of Katy, but I have lived here most of my life so I am fairly well acquainted with activities and events going on throughout the year.  While I have attended events like the Katy Rodeo and the Rice Harvest Festival and I have not attended the Katy Folk Life Festival. I think this year I am going to take the time to do that.
Katy ISD does a great job of hosting events, and being a large school district they generally get a high attendance.  The Katy Folk Life Festival is put on by KISD and educates Katy residents on the history of Texas settlers.  Homing pigeon demonstrations, pottery, bee keeping and ragdoll making are just a few of the activities kids can participate in.  The most interesting one is the Cowboy camp with roping demonstrations kids can learn exactly how Cowboys lived when settling Texas.
This year the Katy Folk Life Festival will be in the Outdoor Learning Center by the KISD Administration Buildings, 6301 South Stadium Lane, Katy, TX. 77494; Saturday April 2 from 9-5; Admission is $1 so it is more than affordable.

What is the SAFE Act?

As 2011 enters the final month of the first quarter, most people have some knowledge about many of the various changes to lending processes. Often, this news is provided from your Realtor, such as the RozierTeam with Keller Williams Premier Realty in Katy. There is no doubt the news can be grim at times. But while the last two-plus years have indeed been unique, the good news is that lending is still very possible. In fact, loans close every single business day... imagine that!!


The focus this month is on The SAFE Act (or the "Secure and Fair Enforcement for Mortgage Licensing" Act) a Federal Law that passed in 2008. The SAFE Act is designed to enhance consumer protection and reduce fraud by setting minimum standards for licensing and registration of state-licensed Mortgage Loan Officers (MLOs). The SAFE Act requires MLOs to pass a written qualified test, complete pre-licensure education courses, and take annual continuing education courses. The SAFE Act also requires all MLOs to submit fingerprints to the Nationwide Mortgage Licensing System (NMLS) for submission to the FBI for a criminal background check and to provide authorization for NMLS to obtain an independent credit report.


This law is enforced among all lender "types" from big banks, to mortgage-specific lenders, to bankers, brokers, and credit unions. The final date for compliance as of this writing is December 31, 2011. The launch of the NMLS means consumer confidence and protection should be elevated as now every MLO must be licensed. But, alas, anyone can pass a test at some point in their lives, right? So is NMLS the answer and protection that the MLO you have chosen can do the job? I say no. One cannot rely solely on the law. Choosing a Loan Officer is still best done the way it has always best been done, through recommendations by your family, friends, co-workers, or best of all, your REALTOR®.
