TEXAS OUTPERFORMS NATION IN OCTOBER HOME SALES

COLLEGE STATION (Real Estate Center) – Sales of existing single-family Texas homes in October were up 8 percent from a year ago, according to the most recent Multiple Listing Services (MLS) data compiled by the Real Estate Center at Texas A&M University.

More than 15,600 existing single-family homes were sold, data showed. The median home price was $147,500, up 2 percent from a year ago, and the state's overall inventory was at 6.9 months.

Meanwhile, the National Association of Realtors (NAR) reported yesterday that, nationally, existing home sales rose 1.4 percent to a seasonally adjusted annual rate of 4.97 million in October from a downwardly revised 4.9 million in September, and are 13.5 percent above the 4.38 million unit level in October 2010.

The national median price for existing homes was $162,500, which was 4.7 percent below October 2010.

Talking about the national numbers, Center Research Economist Dr. Jim Gaines said homebuyers continue to be frustrated by stiff mortgage underwriting and appraisals despite favorable buying factors such as low interest rates, sluggish but positive job creation and lower home prices.

"NAR reported contract cancellations at 33 percent in October, meaning that one in three sales contracts failed to close," Gaines said. "Sales agents should be very circumspect when qualifying buyers for mortgages, rather than being frustrated later because the deal does not close."

Buy a Home for $100 down payment

I just got this information from one of the lenders in the area. 

After a short hiatus, the $100 down payment when buying a HUD Foreclosure program is back. This is a great program if you are looking to buy a HUD foreclosure as your primary home. Here are the general rules that you must know to qualify:


1. This program is only when buying a HUD Foreclosure.

2. You must buy the home for the List price or more to qualify for the $100 down payment

3. You will still have closing costs to pay, but you can negotiate with HUD to pay all or some of them

4. This is only when using a FHA loan. So the same great benefits: great rate, low mortgage insurance, etc.

5. $100 is way less than the 3.5% (of the sales price) that FHA normally requires for your down payment.

6. You can ROLL in the cost of some repairs. This is determined on what the home is worth “as is”. So, if sales price is $100k, but the as-is appraised value is $103,000, you could roll in $3000 of required repairs while simultaneously doing the $100 down program.

7. Your lender might be able to use the appraisal that HUD has done for the property, saving you the cost of another appraisal ($400), as long as the appraisal is less than 6 months old.

Not only is buying a foreclosure sometimes a great deal in itself, but buying one with only a down payment of $100 is fantastic news.

Local Restaurant Guide

If you are like me, you have driven past many a restaurant and wondered if it is worth a try. I recently opened up my latest issue of Katy Lifestyles & Homes Magazine to see the Dining Guide.  Running down the list I realized that I am a creature of habit. I have tried the majority of the list, but my local favorites are slim. Not that we don’t have an abundance of food option in Katy, I just tend to go to my favorites.  If you want some good recommendations here are my favs, in not particular order except for my #1.
-          Hacienda Guanajuato will always take #1 in my restaurant favorites!  My current obsession is the Enchiladas Poblanas with are a close resemblance to Cyclone Anya’s Enchiladas Suiza. Tasty!
-          At The Original Marini’s Empanada House I recommend the gaucho empanada alongside the caramel apple empanada for dessert.
-          Hasta la Pasta has a dish I crave with the same name, the Hasta La Pasta. You can bet that if it takes the name of the restaurant, the chef must do a stand up job. Be sure to eat lots of the rolls with hot butter or the herbed olive oil, it will leave you in a carb euphoria!
-          9’ers Grill is cheaper than the large chain restaurants Red Robin and Fuddruckers but stays on par with the quality. My constant recommendation is just get a burger, any burger but add avocado!
-          It’s dessert time! I love Ooh La La, but you must go to the one on Westheimer Pkwy if you want to enjoy the atmosphere. Their coffee is a few bucks cheaper than Starbucks and just as tasty, they have pie, cake, cake balls, cookies, and their best-known staple is their cupcakes. I have attended many a wedding or baby shower with cupcake towers. They also have cupcakes of the month, one I failed to try in time was their blueberry cupcake with maple icing…but their daily favorites are also a hit Margaritaville, Peach Melba, S’Mores and Pina Colada.
I eat out often, probably too often and as you can tell I appreciate local restaurants over big chain restaurants. If you want a local recommendation just let me know, chances are I have probably tried it!

Behind on your property taxes???

I was reading an article from the Real Estate Center in Texas located at Texas A&M University and thought I would pass along this information to you.  Hopefully it won't pertain to you since you are up to date on your taxes.  But you might know of someone who could benefit from it.


AUSTIN (Wilson County News) – Homeowners who fall behind on their property taxes may be tempted to take out a loan to pay off those taxes. However, the Better Business Bureau (BBB) strongly recommends doing a little homework first.


According to the BBB, the homeowner should:

• Call the taxing agency first. Most government agencies are willing to create payment plans and make other arrangements with those behind on tax payments. Certain individuals may even qualify for a property tax deferral. The homeowner should make sure every means of assistance available through the agency has been exhausted before considering a loan.

• Understand the process. A property tax loan provider will pay off the taxing entity, but that doesn’t mean taxes are paid. The tax lien simply transfers to the private lender.

• Pay attention to the terms. Find out how much, in total, the private lender will charge in interest and fees. The homeowner could end up paying more than he would have paid the taxing entity.

• Check other avenues. A property tax loan provider is not the only option. Check with banks for a lower-interest loan, or see if the balance can be paid with a credit card. The interest rate may be higher with a credit card, but the homeowner will keep the home should he default or file bankruptcy.

• Consult an attorney. A lawyer can help the homeowner negotiate with a taxing entity and understand the terms of a property tax loan, or help the homeowner decide whether or not to file bankruptcy. Texaslawhelp.org provides information to help those who cannot afford legal counsel, and can help find low-cost representation.

• Check out a lender’s BBB business review at bbb.org to see how many complaints have been filed against it before doing business. Also ensure the lender is licensed by the State of Texas.

Voter Registration Deadline

Monday, October 11, is the last day to register to vote to be eligible to vote in the November 8 City of Houston and Constitutional Amendments elections.


Some of you might not realize that (move or change their name-i.e., get married or divorced), this information needs to be updated in the voter registration database or risk being turned away when you go to the polls. The website http://www.votexas.org/ has valuable information for those who might have questions about whether or not they may vote on November 8.

Did you move within your county?


If you moved from one place to another in the same county, you’ll need to notify the Voter Registrar in your county in writing of your new address. (In most Texas counties, the Tax Assessor-Collector is also the Voter Registrar. In some counties, the County Clerk or Elections Administrator registers voters.) There are several ways to do this:

Correct your current voter registration certificate on the back and return it to the Voter Registrar.

Fill out a new voter registration application form and check the “change” box.

When you apply for or change your Texas driver’s license, change your voter information at the same time.

As long as you reside in the same county, you can change your information online at the Secretary of State’s Voter Registration Name/Address Change website. The screen will prompt you through the process and the changes that you make will be forwarded to your county Voter Registrar for processing.

You will be mailed a new certificate with your new address and be able to vote in your new precinct 30 days after you submitted your change. If you miss the 30-day deadline to change information on your voter registration certificate, you may vote in your former precinct as long as you still reside in the political subdivision conducting the election.

Did you move to another county?

If you moved to another county, YOU MUST RE-REGISTER! Fill out and mail a new application, or take it in person, to the Voter Registrar of your new county. Changes in Texas Homestead Exemptions

Starting today the process to claim a homestead exemption on your primary residence in Texas has grown more complicated.  For those of us who already have the standard exemption in place.......don't worry.  It will automatically renew each year.  Only when there are changes in the exemption status such as Over-65, Disabled, Surviving Spouse, and new homeowners do you have to follow the new rules, according to an article in the Houston Chronicle dated August 30th http://www.chron.com/default/article/New-rules-for-homestead-exemptions-2148371.php

3.8% tax on the sale of your home

Since we are real estate agents many people forward me the email about the new tax starting in January 2013.  Basically what the email says is that when you sell your home you will have to pay a 3.8% tax on the proceeds of the sale.  This new tax is not a real estate transfer tax.  It is MUCH, MUCH more complicated than that (are we surprised the govt has anything that is complicated).  To help make it a little more understandable the National Association of REALTORS has prepared this article entitled THE 3.8% TAX with 8 real estate scenarios.  Most of us would fall into the first category, and only if there is a GAIN of more than the $250,000 for a single homeowner or $500,000 for a married couple on the sale of the home.  To date we have not worked with any clients who have GAINED that much equity in their home, over and above their investment.  If you think you might be approaching that cap on your home call us and we'll do an analysis on your home. 

It is still a great time to buy and sell real estate, especially for your pricipal residence.  Please pass this along to anyone who is avoiding a real estate transaction for fear they will be paying a "sales" tax.

GERM HOTSPOTS


The kitchen may be a popular place for families to get together to prepare and enjoy their meals, but a recent study by NSF International finds that it may also be the “germiest” room in the home. That’s because coliform bacteria can be found on many household surfaces in the kitchen, including dish sponges and rags, kitchen sinks, countertops and cutting boards. The sources of coliform can be traced to food items, such as unwashed produce, raw meat and poultry. The bacteria also can be brought in through improperly washed hands or through contact with household pets, including pet toys and dishes.

Dish sponges are the top hot spot for germs, according to the study. “Sponges pick up bacteria during the cleaning process and are typically not properly – or regularly – sanitized before their next use,” explains NSF International’s Director of Microbiology., Dr. Rob Donofrio, “Additionally, sponges are often wet and left in damp areas in or near the sink, providing optimal conditions for germ growth. They also have many nooks and crannies which can be great places for germs to multiply.”

To clean, place wet sponges in the microwave for two minutes every day and replace every two weeks or more as needed. Or better yet, use dishcloths, towels or rags, which can be sanitized by washing them in hot water with bleach. Replace dishcloths every one or two days.

Another hot spot for germs -- the kitchen sink – should be washed and disinfected at least once or twice a week with a disinfecting cleanser. Sanitize kitchen drains and disposals monthly by pouring a solution of one teaspoon household bleach in one quart of water down the drain. Wash kitchen sink strainers in the dishwasher weekly.

Knowing where the germ hot spots are in your home and taking steps to clean and sanitize them properly will help protect you and your family from harmful bacteria.

AMERICANS POWER DOWN


While more Americans are taking steps to reduce their energy consumption and save money, they may not see any real savings in their energy bills for a long time, according to a recent survey by The Shelton Group, an advertising and research agency. Nine out of 10 people surveyed say they changed their behavior to save more energy in 2010 up from 61 percent in 2009. Those who unplug chargers and other electronics when not in use increased from 33 percent in 2009 to 56 percent in 2010.

The most popular changes include replacing incandescent bulbs with CFLs (more energy efficient compact fluorescent lamp bulbs), adding sealing, caulking or weather-stripping, purchasing Energy Star appliances and adding insulation. Nearly one in four say the most difficult change they made was the purchase of Energy Star appliances.

Despite efforts to cut back on energy consumption and save costs, about 30 percent of those surveyed say their energy bills have risen. The higher bills can be attributed to three factors: rising utility rates, an increase in popularity of various energy-hungry electronic devices, such as iPods, smart phones, flat-screen TVs and computers, and consumers believing they can use more energy because they made improvements that were energy-efficient. However, 44 percent believe they need to make more improvements to begin seeing any savings.

“This isn’t an easy process,” says Suzanne Shelton, president of the Shelton Group. “Doing one or even two things isn’t going to get consumers the savings they expect. Making homes energy efficient is a multi-step process.”

Drought?

For the first time in a long time, (my wife would say first time ever) I (David) have been bitten by the gardening bug. Now if you know me you also know that I do not consider myself to have a green thumb.  Still I am trying to raise some vegetables in containers in my back yard.  Nothing major, just a few tomato plants and the like. 
What’s interesting is all the material I am reading tells me that plants love rain water much more than tap water because it does not contain chlorine and it is naturally soft.  All over the Web I am seeing information on how to capture and store rainwater for later use.  This has me constantly looking at the skies wondering when it is going to rain.  I would love to collect some rainwater if only it would rain, even a little bit.  Consequently, I have come face to face with the fact that Texas is in a drought, a fact that I suppose I always knew but I never really gave much thought to since I have an automatic sprinkler system to keep my yard green.  But, since I would like to water my plants with rain water I am beginning to realize the severity of the drought we are experiencing.
I started doing some research.  Here is some of what I found out.  March of this year was the driest March on record in the state of Texas since records have been kept, and 98% of the state is under moderate to exceptional (the most severe level) drought conditions.  What’s worse the forecast is for the drought conditions are predicted to persist or intensify.  In other words it’s dry and likely to stay that way for a while.  Here is a website where you can find additional information on drought conditions throughout the US.  http://www.drought.gov/portal/server.pt/community/forecasting/209.

So, what does that have to do with your home?  Extremely dry weather can have a negative effect on more that your yard and plants.  It can have a negative effect on your home’s foundation.  The reason is the type of soil we have here on the gulf coast has a high clay content.  Referred to as an “active soil”, when this type of soil gets wet it expands and when it dries out it contracts.  This shrinking and swelling cycle can raise and lower your home’s foundation which over time can cause it to fail.  (Side note: It’s also not very good for growing vegetables.)

There are things that you can do to help prevent foundation problems.  Marc Frelich, owner of Eagle Engineering and Inspections, is a Registered Professional Engineer whom many of our clients use to inspect homes and foundations.  He recommends the following basic steps to properly maintain your foundation:

1. Provide a landscape watering program to supplement the natural rainfall in order to maintain optimal soil moisture levels around the residence. Since adding water to the soil adjacent to the foundation every day during the summer months can become a very tedious task, an automated landscape watering program can be very beneficial.

2. Keep large roots from beneath the foundation.  Trees are very thirsty.

3. Maintain a positive drainage pattern around the entire residence. Make sure soils around the foundation are sloped away from the edge of the slab, and that rain gutter discharge or other concentrated flows do not pond or erode soil around the foundation. A slope of at least four inches in the first six feet away from the foundation is recommended.

In the case of foundation maintenance, an ounce of prevention is worth a pound of cure.  Having a foundation repaired can be very expensive.  In addition, a cracked slab can cause other problems such as plumbing leaks, increasing the cost of repairs.  So turn those sprinklers on and keep those foundations watered.  One last hint:  Keep the spray from the sprinklers directed away from the bricks.  Because of the minerals in the water, over time the spray it will leave a white residue that cannot be removed.  This is particularly a problem for dark colored brick.

Craving Mexican?

I think in Houston you can find a dry cleaners, nail salon and Mexican resturant in every strip center. When I have buyers from out of town I usually point out our favorite places to eat so they have a starting point. If I counted how many times in a month we ate at Hacienda Guanajuato it would be too embarrassing to admit. The Rozier Team has frequent team meetings over a basket of warm chips and a rapidly emptying bowl of green sauce.

Hacienda Guanajuato started out as La Finca, a rapidly growing chain in Houston and for some reason the owners changed to the current name. Regardless of the reasons why, I now claim it is my favorite Mexican food in Katy or even Houston for that matter.  My dad is a fan of mole, which can be found on the menu. He judges the quality of a resturant by their mole. He gives this one two thumbs up!

My favorite by far is the cheese enchiladas! I used to request they be doused in queso (cheese sauce) rather than the gravy the come with. However, recently I crave them just as they are.

My mom LOVES the charro beans, except when the come with too much bacon. She will almost always trade her rice for an extra serving of charro beans.

Gardening in South Texas

I (Elizabeth) bought my first home a two years ago. Since then I have been amazed at the knowledge that has slowly come from home ownership. I am not handy and therefore claim no expert knowledge on anything but my "novicness". That's right, I am an expert novice home owner. I think the one thing I am having the most fun learning is about lawn maintenance. I never thought I would enjoy (probably not the best descriptive I could use) yard work, but the more I actually see the fruits of my labor the more I enjoy it. Making things grow...ok, planting the seeds and GOD making them grow...has been fun.

Despite my ability to make my front yard beautiful, I have a finicky backyard. It is patchy, with multiple kinds of grass, bare spots, way too many trees and loads of tree roots. The previous owners, bless their hearts, planted TEN (that's right TEN) trees in my small back yard. I have given away three but I have two more that need to be passed along to another yard less, um, crowded, than mine. (If you want them you are welcome to come dig them up).  In addition, I need to remove a tree that has roots bee-lining to my foundation. Already my a/c is tilting...a no, no for a/cs.  Last year, in an attempt to try and make the St. Augustine more abundant, I laid the sod all by my lonesome. I was very hard work and the grass actually died despite being watered regularly. I treat my front yard the same as I treat my back and still the results vary. My front yard has turned into a full, thick and green lawn and my back is scraggily.

This spring I am declaring war! I have learn some lessons through my failures, properly researched grass, and have printed out Randy Lemmon’s fertilization schedule and attached it to my garage wall! I will win the battle and my sparse lawn will be lush and green by the end of the year!!!

I recommend you doing the same. The condition of your lawn impacts the value of your home, the condition of your foundation and your mental attitude towards your house…not to mention your neighbors attitude toward you.  I recommend doing some research for yourself. My dad recommended that I use Randy Lemmon (KTRH 740's Gardenline) as a guide. He specifically discusses Houston/ South Texas lawns, so it is specific to our climate and grass types. Did I mention he is an Aggie (WHOOP)!!! I will soon be a Lemmonhead!
I would like to know from my thousands of readers (one can hope can't they?) what solutions you have found to lawn growth and maintenance?

The RozierTeam In Texas Monthly (Houston Edition)

The RozierTeam with Keller Williams Premier Realty Katy will be featured in the June edition of TEXAS MONTHLY as a Five-Star REALTOR® in the Houston area.  An independent marketing firm, QMI Research, sent out approximately 96,000 surveys to home buyers and sellers who closed on a transaction between November 2009 and November 2010 asking about their experience and about the REALTOR® that worked with them.  An additional 20,000 surveys were sent to TEXAS MONTHLY subscribers and 10,000 to various lenders in the real estate industry.  The results were compiled and the nominated agents were interviewed.  The agents featured in the article represent less than 7% of all licensed agents in the Houston area.

Sprinkler System Check

Lately I've been fortunate enough to be busy. One thing I've been noticing is most of the sprinkler system's anti-siphon valves are broken due to this past winter's freezes. Most homeowners wrap their exterior pipes but they forget to insulate the sprinkler main anti-siphon valves. On most of homes that I have inspected, the main sprinkler valves are compromised. The actual anti-siphon valve system is made of plastic so it is easy to damage. Homeowners:  make sure the main shut off and on valves and anti-siphon valves are leak free now before your sprinkler system gets its usual workout this spring and summer. The valve assembly is not expensive should you find it damaged. If you are a homebuyer, have the entire sprinkler system inspected to insure it is functioning properly.

2011 Houston Market Update and Forecast

Mark Twain once famously wrote the “…report of my death was an exaggeration.” Much the same could be said about the real estate market in recent years. The Mark Twain statement was occasioned by the serious illness and subsequent recovery of a cousin who was mistaken by many to have been Mark Twain himself. To be sure the parallel with the real estate market in the U.S. is equally true. It has been most definitely been ill, although it would not seem to have been a fatal illness. Here is some information you may find interesting.


Nationally existing home sales declined over 4.8% last year compared to 2009. This is a gain of 4.9% in homes sold nationally in 2009 versus 2008. Houston experienced a similar situation in 2010 with a 5.7% decline in the number of single family homes sold in 2010 versus 2009. To be sure, the numbers show that the number of existing home sales is still declining across the U.S. However when you look at the prices homeowners received for the sale of their homes in 2010, there is good news. Nationally the average home sales price rose 1.9% to $220,000 while in the Houston area the average price rose 4.0% over 2009 to $211,765, nearly twice the national average. This disparity was particularly apparent in December 2010 when the average Houston home sales prices increased over December 2009 by 2.2%.

At the same time the month’s inventory number increased by 25.9% in December 2010 to 7.5 months as compared to December 2009’s number of 5.2 months. Month’s inventory is the number of months it would take to deplete the housing inventory based on the previous 12 month’s sales activity. Normally a high month’s inventory number will put downward pressure on prices as it represents increased supply. Nationally the month’s inventory number is 9.4.

So what does all of this mean, particularly to those of us here in Houston? While it’s far from conclusive, it appears that the national market is converging on the Houston market. Over the last few years the national market has taken a major beating. At the same time the Houston market has fared much better than the national market. As the national market improves it is beginning to resemble the historically better Houston market. In other words, the two markets seem to be converging on each other. This would be good news for the national market since Houston as a whole didn’t experience the depths of the decline in real estate many areas of the country did. At the same time, since Houston, and Texas in general, were among the last areas of the country to slide into the recession they should be among the first to climb out. In fact this is happening as we speak. A major sign that an economy is growing is job creation. Houston’s job creation engine is running far ahead of the national engine, thanks in large part to the oil and gas industry. So when you are tempted to really complain about the high cost of gasoline, remember the oil and gas industry may be the reason you have a job.

The South Katy area (south of IH-10) continued to be a bright spot in the Houston area, primarily due to demand in Cinco Ranch and surrounding subdivisions. Sales prices in this area increased 3.5% despite a decline of 3.2% in the number of homes sold. One significant reason for this is a relatively low inventory of available homes. By the end of 2008 there was only 4.1 months of inventory available. This is only slightly above 2009 levels, although inventory numbers are beginning to creep up. This also represents levels typically associated with a Seller’s market. Unfortunately the market is not behaving like a Seller’s market. We believe that this is because buyers believe it is a Buyer’s market and in this case perception is reality.

As we look forward to 2010, what can we expect? At the beginning of 2009 many economists predicted a rebound in the second half of the year. Obviously this did not occur. Of course this is no surprise as economists are usually wrong to one degree or another. As the economy rebounds the national real estate market should continue to increase. I for one am not willing to forecast the turnaround of the national economy. Still mortgage rates are at record lows, which has positively affected the affordability for home buyers. Coupled with relatively low inventory levels it would not take a huge uptick in demand to see the market strengthen considerably.

Katy ISD - Katy Folk Life Festival 2011

I love all things local so I like to stay in tune with the local events going on in Katy. I am not a native of Katy, but I have lived here most of my life so I am fairly well acquainted with activities and events going on throughout the year.  While I have attended events like the Katy Rodeo and the Rice Harvest Festival and I have not attended the Katy Folk Life Festival. I think this year I am going to take the time to do that.
Katy ISD does a great job of hosting events, and being a large school district they generally get a high attendance.  The Katy Folk Life Festival is put on by KISD and educates Katy residents on the history of Texas settlers.  Homing pigeon demonstrations, pottery, bee keeping and ragdoll making are just a few of the activities kids can participate in.  The most interesting one is the Cowboy camp with roping demonstrations kids can learn exactly how Cowboys lived when settling Texas.
This year the Katy Folk Life Festival will be in the Outdoor Learning Center by the KISD Administration Buildings, 6301 South Stadium Lane, Katy, TX. 77494; Saturday April 2 from 9-5; Admission is $1 so it is more than affordable.

What is the SAFE Act?

As 2011 enters the final month of the first quarter, most people have some knowledge about many of the various changes to lending processes. Often, this news is provided from your Realtor, such as the RozierTeam with Keller Williams Premier Realty in Katy. There is no doubt the news can be grim at times. But while the last two-plus years have indeed been unique, the good news is that lending is still very possible. In fact, loans close every single business day... imagine that!!


The focus this month is on The SAFE Act (or the "Secure and Fair Enforcement for Mortgage Licensing" Act) a Federal Law that passed in 2008. The SAFE Act is designed to enhance consumer protection and reduce fraud by setting minimum standards for licensing and registration of state-licensed Mortgage Loan Officers (MLOs). The SAFE Act requires MLOs to pass a written qualified test, complete pre-licensure education courses, and take annual continuing education courses. The SAFE Act also requires all MLOs to submit fingerprints to the Nationwide Mortgage Licensing System (NMLS) for submission to the FBI for a criminal background check and to provide authorization for NMLS to obtain an independent credit report.


This law is enforced among all lender "types" from big banks, to mortgage-specific lenders, to bankers, brokers, and credit unions. The final date for compliance as of this writing is December 31, 2011. The launch of the NMLS means consumer confidence and protection should be elevated as now every MLO must be licensed. But, alas, anyone can pass a test at some point in their lives, right? So is NMLS the answer and protection that the MLO you have chosen can do the job? I say no. One cannot rely solely on the law. Choosing a Loan Officer is still best done the way it has always best been done, through recommendations by your family, friends, co-workers, or best of all, your REALTOR®.

Keller Williams Annual Golf Classic April 18, 2011

Keller Williams Golf Classic, benefiting Cinco Charities, is held every year in April. It is part of Keller Williams Premier’s way of answering Mo Anderson’s call to leave a legacy. Cinco Charities purpose is to provide temporary housing to families traveling to Katy, Texas for treatment of life threatening illnesses. On average this tournament raises around $15,000- $20,000 and all the proceeds go to Cinco Charities. In addition to that, the putting contest (where you will find 2/3 of the Rozier Team) raises money that is donated to KW Cares.


“Established in 2003, KW Cares is a 501(c)(3) public charity that raises money through Keller Williams offices across North America, in order to provide emergency financial assistance to any member of the KW family in need and other charities aligned with the mission and values of Keller Williams Realty and KW Cares.” (taken from KW Cares Website).

Katy Rodeo & Livestock Show 2011!

This is my favorite time of the year to be a Texan, rodeo season! I almost always go to the over commercialized Houston Livestock Show & Rodeo, but it seems to be put on mostly for the rhinestone cowboys. Being somewhat of a rhinestone cowgirl myself I realize the contradiction in liking the local Katy Rodeo. There is no “concert” portion and you actually get to enjoy seeing local cowboys & cowgirls compete. My nephew will be competing in the stick horse race tonight! The tickets are very reasonable as well. This year, adults are $8 or $18 for a 3 day pass; kids are $4 ages 6-12 or $8 for a 3 day pass. Children under 5 are free!


There is also a professional section of the rodeo for those who feel it isn’t a rodeo if a bone isn’t broken. All the events last just a little longer and you may actually see some events at the Katy Rodeo that you won’t see at the Houston Livestock Show & Rodeo. It’s definitely more of a small town feel, cold, hard metal bleachers and all!

This morning we enjoyed the Katy Rodeo Parade through old town Katy and we now have a 2 lbs bag of candy as a result! It would have been three but we ate a good portion for lunch, ugh.
